Groupe MACH unveils $3.5B green redevelopment in East Montreal

Real estate firm Groupe MACH has announced a $3.5 billion redevelopment plan that will transform a sprawling site in east Montreal into 7,000 housing units and a major public transit hub.
The project, called LANGELIER, will replace two existing shopping centres at Jean-Talon Street and Langelier Blvd. with a pedestrian-oriented community anchored by a new Blue Line metro station.
“This is the largest mixed-use development in Greater Montreal in recent years,” said Daniel Arbour, Vice-President of Major Projects at Groupe MACH.
The 15-year project will roll out in seven phases and include 5,700 residential units and 1,300 social and community housing units, along with 400,000 square feet of commercial space, a public square, and a cultural centre.
A first for Quebec, the development will see two residential towers integrated directly into the future metro station, thanks to a partnership between Groupe MACH and Transgesco, a subsidiary of the Société de transport de Montréal. The partnership was made possible by Bill 61, passed in December.
The new neighbourhood will feature over 400,000 square feet of green space, a linear park, a cultural centre with a 250-seat hall, and a network of pedestrian paths and bike lanes.
Phase 1 is expected to coincide with the metro station’s opening in 2031.
